Company History
Swallow Hill Homes are an established company specialising in converting old Barns into unique homes, on average we complete 5 units per year. We have a work ethos of doing things right first time and not cutting corners. We welcome any professional inspection of all aspects of our work.

Flooring
All our properties are supplied with carpets, wooden flooring or tiles. Where possible we delay purchasing carpets to allow customers to choose their own colours.

Kitchens
Are finished to a high standard with plenty of storage, we install high quality appliances including built in ovens, dishwashers, fridges and freezers. Where timeframes permit we allow customers to choose the make and model of appliances.

Heating
All properties conform to modern standards of energy efficiency including “A” rated gas boilers. Our developments provide modern levels of Energy Efficiency, comfort & low costs of ownership coupled with the unique features you would expect from these historic buildings.

Burglar alarms
All properties are equipped with wired burglar alarms providing security and peace of mind to purchasers.
Landscaping The barns’ external areas will be fully finished including lawns laid with high quality turf, generous sized patios and limestone gravel to parking areas.

Fittings
We believe the quality of a house is about how it feels, the attention to detail. We welcome any inspection to see the quality of our workmanship.

Peace of mind
Fully transferable 10 year structural warranties will be provided to all purchasers of the properties. The warranties are fully accepted by the council of mortgage lenders and are provided by Build-zone who are the market leader in new home warranties for these types of development.

Listed Buildings
Having completed numerous barn conversions including over 9 Grade II listed buildings and renovated a Grade I listed wall we are experts in the conversion and renovation of old buildings. Old buildings have many intricacies with their structures and from experience we are able to deal with these issues effectively.

Building regulations & conservation officers
We are knowledgeable in dealing with the team from the local council and though many people see them as a hindrance we have found that developing a long term working relationship with them based on honesty, openness and communication has meant that they have agreed to additional openings, changes and even suggested where garages could be added. Our experience tells us that these people generally want the houses to be lived in and make good homes for people.

Remote locations
Many of the properties we have constructed are in remote locations and as such are not connected to mains gas or mains drainage, we have installed LPG gas tanks in locations and Klargestor waste treatment plants in these locations, our development at Woodside Farm in Wettenhall, Cheshire was located close to a site of special scientific interest so the environment agency required us to install a tertiary treatment plant in addition to the Klargestor.

Mechanical ventilation & Heat pumps
These innovations will very soon become standard equipment in houses, modern houses with their absence of cold drafts mean that removing moisture created in day to day living from house is very important to maintain a healthy environment. The current cost of LPG mean that heat pumps are ideal for buildings not on the national gas network and works very well with under floor heating.

Land & part completed property buying

Swallow Hill Homes are always interested in buying good quality plots of land or part completed properties. We can bring innovative solutions to pieces of land and experienced at dealing with restrictive covenants, rights of ways, charges and bringing together different people to negotiate a successful outcome for all those involved.

We are experieced at taking part completed properties from receivers, completing them and successfully selling them on, making changes where necessary to provide a end product for which can be successfully marketed.

Community relations

The very ethos of the company is that we build nice homes for nice people by nice people. We deal openly and honestly with people. We will treat our employee’s reasonably and pay them a fair days pay for a fair days work.

We give away a proportion of our pre tax profits away to Bridges Hull which is a small charity working in Hull partly set up by one of our directors back in 2007.

In May 2011 Swallow Hill Homes purchased the Pennine Rambler public house which is used by Bridges Hull and other community based organisations. This was then sold at cost to Bodmin Road Church who have extended its use and carried on with its transformation into a community hub.
