Bulwell bathroom

Waterproof backing boards installed on the walls of a room corner during a renovation
Our customer’s brief was very clear: they wanted the best bathroom in Bulwell.
While their existing bathroom had served them well for years, it was time for an upgrade. They wanted a modern wet room with step-free shower access, high-end fittings, spotlights, his-and-hers cabinets, and a vanity unit matching their existing setup.
After providing an outline quote, our customer visited our trusted local suppliers—East Midland Ceramics and Michael Pavis. Both offer the kind of traditional showroom experience and product knowledge you simply can’t get from online marketplaces. Special thanks to Luke Henson at Michael Pavis for 5-star customer service. The quotes came right in line with our expectations (£1,400 for the shower screen and door after trade discount—though you can’t beat Merlyn 8mm fittings for quality).
We started by stripping the walls, which revealed three layers of tiles. It’s safe to say we were glad we ordered a skip from Enva, making sure to put protective boards down so the block paving didn’t get marked.
Next, we removed the existing floor and laid 15mm plywood followed by tile backer boards, and fitted a Qualitex floor profile for the shower. Minimising the step between the entrance hall and bathroom was very important to the customer to remove the trip hazard.
Finally, to make sure the water pressure matched the ambition of the project, we fitted a Stuart Turner Universal 2-bar pump supplied by Pavis. This didn’t just deliver for the wet room—it drastically improved the hot water pressure in the kitchen sink, too.
In total the work will take about 14 days, our bathroom installer is pulling in the weekends to get it finished for the customer. We appreciate that the work creates a lot of inconvenience to the customer.

Site Update: Progressing Well at Valley Road Extension

After working through a few tricky hurdles early on, our home extension project on Valley Road is now coming together well.

Groundworks can throw up unexpected challenges, but taking the extra time to get the foundational elements done right always pays off in the long run.

Getting the Drainage Right (And Maintenance-Proof)

Looking at the drainage layout, the pipework route might look a bit complex at first glance—but there’s solid reasoning behind it. We designed the system so every single point can be rodded from both ends. This extra step ensures that if future maintenance is ever required, clearing blockages will be straightforward and hassle-free.

Because the main public sewer runs directly beneath the center of the new extension, we had to strictly follow regulations to protect both the utility and the build:

  • CCTV Integrity Scans: We partnered with Drain Scan Nottingham to conduct thorough pre- and post-construction camera scans to verify the pipe’s structural integrity.
  • Severn Trent Build-Over Agreement: With scan evidence in hand, we secured a formal build-over agreement from Severn Trent Water.

A Quick Tip for Homeowners: Skipping a build-over agreement is a massive risk. If you build over a public utility without proper consent, water authorities have the legal power to demand you dismantle the structure to access their pipes. It is simply never worth cutting corners on legal approvals!

Brickwork Taking Shape

With the groundworks signed off, the superstructure is moving fast! The bricklayers are now laying 73mm Carlton Clayburn Civic bricks, supplied directly by Jewson in Basford. The match looks fantastic, and seeing the walls rise brings us one step closer to completing a top-quality living space.

At Swallow Hill Homes, we love helping clients unlock the full potential of their properties. We are currently on-site in Woodthorpe, Nottingham, executing a structural alteration to create a open-plan kitchen and dining area.

To safely knock down the load-bearing wall separating the spaces, structural integrity is paramount. Here is a look behind the scenes at how our team is delivering this transformation:

  • Temporary Structural Support: Before removing any load-bearing masonry, heavy-duty adjustable steel props (Acrow props) and strongbacks were installed to fully support the floor joists and ceiling structure above.
  • Engineering Excellence: We installed a heavy-gauge RSJ (rolled steel joist) treated with red oxide protective coating to span the newly created opening.
  • Solid Load Transfer: The steel RSJ rests securely on newly constructed high-density engineering brick piers and concrete padstones, ensuring structural loads are distributed safely into the foundation.
  • Precision Execution: Every phase was closely monitored to ensure full compliance with building regulations, precision leveling, and absolute safety on site.

Once the remaining masonry is fully knocked through and structural load tests are complete, the temporary props will come down, leaving a spacious, light-filled layout ready for modern kitchen fitting, plastering, and finishing touches.

The small jobs….

Friday was spent ticking lots of little jobs off for a customer in Edwalton who was moving to a new property.

  • Fit extension lead through cupboard
  • Shorten pendant light fittings
  • Wire up an electric oven using 4mm cable
  • Fit a dummy alarm box with integral flashing light
  • Extend the TV into the bedroom
  • Remove handrails and seat from the bathroom
  • Swap which side the fridge opens
  • Take apart and store galvanised handrail using a large size hexagonal tool fitted on a wrench

Thorough preparation meant that we arrived prepared and managed to tick all the “to do” items off of our customers list apart from staining the front fence. We cleared the rubbish in the garden and took it to Beeston tip.

Overall a very satisfying day.

Resin bonded gravel landscaping & path

We laid a landscape plan for a customer with products from the Resin Mill The The customer wanted a base for a shed and a base for a breeze house. We used block paving bricks to make a boundary to the lawn, then made a pathway. the base for the breeze house was laid in Concrete with Bullnose kerbs laid in a circle.
A base layer is put down to hold the final gravel layer in place. Resin bonded gravel is permeable to water so the substructure underneath

Fire hydrant commissioning and drain cover install.

We needed to expose the fire hydrant valve which had been tarmacked over, we the approximate area from the plans. Cut out a square of tarmac, exposed hydrant valve. Fitted the correct sheathing around it & lid, then backfilled with cold lay tarmac.

 

Whilst installing the manholes we also installed 2 new drain covers over the rainwater gulleys.

When the work was complete we added cold lay tarmac, its ideal for low traffic use area’s or temporary repairs as long as it is suitably compacted.

Fitting condensate traps to extractor ducting in loft space.

The customer contacted us as they had staining on their ceiling, this was being caused by water condensing in the extract ducting in their loft space.

We installed new ducting with water drain traps on that took any condensation out of the property.

It’s never very pleasant working in loft but this roof had a high pitch so there was a good amount of space to work in.

It is very important that the condensate traps are fitted correctly otherwise they will not work.

As part of our quality process we ensured we took poke pictures showing the condensate traps have been fitted the correctly.

We built a large open plan kitchen diner downstairs with a boot room, playroom and for home working. Upstairs we created an additional en suite bedroom .

Brick Pillar repair

The wall was hit by a car, whose insurance covered the cost of the repairs.

To get a top quality finish we had to source matching in bricks from a reclamation yard in Derby at £2 per brick.

The final job looks like it has stood for 100 years.
